Concrete driveway cost calculator

A driveway quote is three numbers pretending to be one: what it costs to take the old surface away, what it costs to build the new one, and the floor below which a contractor will not turn up. Set the size and the finish below and the calculator separates them, so you can see which part of a quote you are actually arguing about.

What will a concrete driveway cost?

A Toronto single-car driveway is roughly 10 by 20 feet, a double is about 20 by 30, and a wide double with a walkway alongside runs closer to 24 by 34.

Estimated installed cost for 600 sq ft

$6,900 to $11,700

Broom finish, the standard build ($9 to $15 per sq ft, Nice Guy Concrete)
$5,400 to $9,000
Tearout and disposal of the old asphalt ($2 to $3 per sq ft, Nice Guy Concrete)
$1,200 to $1,800
Sealing, professional application ($0.50 to $1.50 per sq ft, Nice Guy Concrete)
$300 to $900
Works out at, per square foot
$11.50 to $19.50

Excavation and granular base are inside the installed rate on every source used here. Excluded: 13 percent HST, a Toronto front-yard parking licence ($514.41 to apply plus $331.13 a year, and $227.26 for the paving permit), drainage or retaining work, and any rebuild of a failed sub-base found once the old surface is off.

Where the money goes

Every rate here is an installed rate: the source includes excavation, granular base, forming, reinforcement, the pour and the finish. That is why the per-square-foot figures look high next to the $175 to $350 a cubic metre the concrete itself costs. On a 600 square foot driveway poured at 5 inches, the mix is roughly 7 cubic metres, so the material is a small fraction of the invoice and the rest is labour, machine time and disposal.

RenovateIndex itemises a Toronto job the way a contractor does: excavation $800 to $1,500, forming and reinforcement $600 to $1,800, pouring and finishing $1,000 to $4,500, with concrete materials at $1,200 to $3,200. Those add up close to the installed rates above, which is a useful cross-check when a quote arrives with only one line on it.

The variable no calculator can price is what is under the old driveway. Contract Link says outright that identical-sized driveways can differ by more than $4,000 on soil conditions, slope, removal and reinforcement spec. If the base has to be dug deeper and rebuilt, that is a change order, not a surprise.

The Toronto specifics

Front-yard parking is licensed, not just permitted. The City of Toronto's fee table, dated August 11, 2026, lists $514.41 plus HST to apply, $331.13 plus HST a year to renew, $227.26 with no HST for the paving permit and $165.56 plus HST to transfer the licence when the house sells. Widening an existing driveway onto City boulevard needs the same licence.

Season matters here in a way it does not in a milder city. A pour placed when the forecast dips under 5 degrees triggers cold-weather concreting under CSA A23.1, and the protection is not optional: the Ready Mixed Concrete Association of Ontario states the concrete must be held at a minimum of 10 degrees for the whole curing period and must reach 7 MPa before it is allowed to freeze. Suppliers charge for it, too, at $20 to $40 a cubic metre from November through March.

ConcreteFinder tracks 137 driveway companies across the Greater Toronto Area. Getting three written quotes on the same spec, in writing, is the only reliable way to tell a fair price from a padded one.

Frequently asked questions

How much does a concrete driveway cost in Toronto?

Broom finish runs $9 to $15 per square foot installed per Nice Guy Concrete, and Toronto Concrete Repairs prices a standard broom finish at $15. On a whole project, Toronto Concrete Repairs puts a double-car broom-finish driveway at $6,000 to $7,500 and RenovateIndex puts a Toronto concrete driveway at $4,200 to $15,750 with most homeowners paying $14,250.

Why is a small driveway so expensive per square foot?

Because of the minimum. Nice Guy Concrete states that most professional concrete contractors have a minimum project investment of $5,500. Mobilising a crew, a pump or a truck and a disposal bin costs nearly the same for 200 square feet as for 600, so under about 600 square feet the minimum sets the price rather than the rate.

What does exposed aggregate or stamped concrete add?

Exposed aggregate is $11 to $32 per square foot at Nice Guy Concrete, $18 to $28 at Contract Link and $20 at Toronto Concrete Repairs. Stamped is $18 to $50, $25 to $40 and $25 at the same three. RenovateIndex frames it as an add-on instead: stamped patterns add $3 to $6 per square foot and exposed aggregate adds $4 to $8.

Does removing the old driveway cost extra?

Yes, and it depends what is there. Nice Guy Concrete puts asphalt tearout and disposal at $2 to $3 per square foot and old concrete at $3 to $5, because concrete is heavier, harder to break and costs more to tip.

Do I need a permit to pave a driveway in Toronto?

For a front-yard parking pad you need a licence, not just a permit. The City of Toronto charges $514.41 plus HST to apply, $331.13 plus HST a year to renew, $227.26 for the paving permit and $165.56 plus HST to transfer it when the property sells.

Is a heated driveway worth costing out?

It changes the order of magnitude. Toronto Concrete Repairs prices an electric heated driveway at $35 to $50 per square foot all in and a hydronic one at $50 to $70, against $15 for the same driveway in plain broom finish.
